In 2024, Sajecki Planning Inc. was retained, in collaboration with a multi disciplinary consultant team, to secure municipal approvals for two 12-storey residential apartment buildings atop a shared six-storey podium.
The proposed purpose-built rental building includes 283 units, which would replace the existing apartment building. The existing 53 rental units are proposed to be replaced on-site. The redevelopment offers many new features including diverse amenity areas at the first, second and seventh levels, bicycle parking, a bicycle repair station, pedestrian walkways, integrated waste management, and a greenroof.
The proposal requires applications to amend the Official Plan and Zoning By-law and Site Plan Approval. Sajecki Planning’s role includes project management and preparation of submission materials including the Draft Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA), Planning Justification Report and Urban Design Study. Sajecki Planning also works closely with the property owner on tenant outreach and engagement, as both a requirement of the OPA/ZBA and the Rental Housing Protection By-law.
