In 2024, Sajecki Planning Inc. was retained by Castlepoint Numa to assist with the development of an 18-storey rental apartment building at 72 Perth Avenue in the City of Toronto. The development required a Zoning By-law Amendment to facilitate an increase in height and density.
The site is located within one of the most transit-accessible areas of the city, with the Dundas West TTC subway station and the Bloor GO station (which also serves the Union Pearson Express) being located less than 400 metres away. The site also abuts a Metrolinx rail corridor and the West Toronto Railpath, a major multi-use trail connection.
The proposed development provides 262 purpose-built rental units, including a commitment to delivering 5% of units as affordable rental units. The project also provides for new public parkland on-site to support the widening of the West Toronto Railpath.
Sajecki Planning has been providing strategic planning advice to the client, while also working closely with municipal planning staff and the architectural team to arrive at a building design that balances the need for transit-oriented growth with the local neighbourhood context. Our team was responsible for preparing the Planning Rationale Report, Block Context Plan, and Draft Zoning By-law Amendment in support of the application. Sajecki Planning also filed the application on behalf of the client, which was approved by City Council in May 2025. Sajecki Planning is continuing to work with Castlepoint Numa to advance the Site Plan approvals process
